Question 1

What is minimum lease length for a Miami condo?

Accepted Answer

Minimum lease length is the shortest lease term a condo building or association will allow — typically 6 months or shorter, with a stated minimum such as 7 nights, 30 days, 3 months, or 6 months. Rules vary by building, so always confirm the exact minimum stay and any association approval requirements before applying.

Question 2

Do all Miami condo buildings allow a short minimum lease length?

Accepted Answer

No. Many condo associations restrict leases to longer minimum terms or don't allow short leases at all. This page lists condo buildings CitySeek has confirmed allow a shorter minimum lease length, but terms can change — always verify current association rules before booking or signing a lease.

Question 3

What is the difference between a 7-night minimum and a 30-day minimum?

Accepted Answer

A 7-night minimum allows stays as short as one week, similar to a furnished or vacation rental. A 30-day minimum requires at least a full month, which is common for buildings that want to avoid classifying units as transient/hotel-style rentals under local rules. Always confirm the exact minimum with the building or listing agent.

Question 4

Do condos with a shorter minimum lease length cost more than long-term leases?

Accepted Answer

Often, yes — a shorter minimum lease length typically carries a higher effective monthly rate to offset turnover costs, furnishing, and utilities that may be included. Ask for an all-in cost breakdown, including any cleaning or association fees, before comparing it to a traditional 12-month lease.

Question 5

Do I need association approval for a shorter minimum lease length?

Accepted Answer

Many condo associations still require an application, background check, or move-in fee even when shorter leases are allowed. Confirm the approval process and timeline with the association or management company well before your intended move-in date.

Question 6

Are these condos individually owned or managed by one company?

Accepted Answer

Almost always individually owned. The building's minimum lease length is set by the condo association, but each owner decides whether to actually rent at that minimum or require a longer term. Confirm the specific unit's availability and lease length directly with the owner or listing agent before assuming it matches the building minimum.

Question 7

What should I ask before booking a short minimum-lease-length condo?

Accepted Answer

Ask for the exact lease dates and total cost, what's included (utilities, Wi-Fi, parking, cleaning), whether a security deposit or association move-in fee applies, and how association approval works for a stay that short. Get all terms in writing before sending any payment.

Question 8

Can a condo association change its minimum lease length policy?

Accepted Answer

Yes. Associations can vote to tighten or loosen minimum-stay rules, and Florida has also imposed statewide restrictions on short-term rentals in some cases. A building's current minimum can change after this page was last updated, so always confirm the active policy with the association before applying.
