Question 1

What is a condo association and what does it do?

Accepted Answer

A condo association (also called an HOA) is the governing body that manages a condo building's common areas, enforces building rules, collects fees from owners, and approves leases or move-ins in many buildings. It's a separate organization from any individual owner or property manager.

Question 2

How do I find my building's condo association contact information?

Accepted Answer

Search this directory by building name or neighborhood to find the association name and phone number on file for that Miami condo. If your building isn't listed yet, the property manager or listing agent for your unit can usually provide the association's contact details directly.

Question 3

Do renters need to deal with the condo association directly?

Accepted Answer

Often, yes. Many condo associations require renters to submit an application, pass a background check, or attend an interview before moving in, separate from the lease agreement with the unit owner. Ask your landlord or leasing agent whether association approval is required for your building.

Question 4

What should I ask the association before renting or moving in?

Accepted Answer

Ask about the approval process and timeline, any move-in or application fees, minimum lease length requirements, parking and amenity rules, and move-in/move-out scheduling windows. Getting these answers before signing a lease can prevent delays on your move-in date.

Question 5

What's typically included in condo association fees?

Accepted Answer

Association fees usually cover building maintenance, common-area utilities, insurance on shared structures, amenities like pools or gyms, and a reserve fund for future repairs. As a renter you generally don't pay these fees directly, but they can affect building rules and move-in requirements.

Question 6

How do I get approval to move into a condo building?

Accepted Answer

Most associations require a written application, a background and/or credit check, and sometimes a personal interview or board vote before approving a new resident. Timelines vary widely by building — ask the association for their current process and how far in advance to apply.

Question 7

What if my building isn't listed in this directory?

Accepted Answer

This directory only includes condo associations CitySeek has confirmed contact information for, so it doesn't cover every Miami building yet. Check your building's own website or ask your property manager or listing agent for the association's direct contact information.

Question 8

How current is the contact information in this directory?

Accepted Answer

Association contacts can change as management companies or board members change, so always confirm a phone number is still active before relying on it for anything time-sensitive. Let us know if you find outdated information so we can update the listing.
